The Burden of Debt – smart ways of managing it

Too much debt is when the repayment ability is in serious problem. It is not the amount, but the capability. It is also the percentage of cash spending (outflow) needed to service the repayment. A repayment exceeding 50% of your salary (inflow), could develop into a burden to you. 

The burden
• Installment. If more than 50% of your income is for repayment, you have to stretch the balance to cover your household and personal expenses. This could seriously affect your future. A single sickness, for example, could upset your expenses and this would affect your debt repayment.

Cost. Direct costs are the followings: Interest, processing/documentation fees and legal fees. Indirect cost is your inability to use the instalment money for other investment. We call this opportunity cost. 

As an example, a total debt of RM100,000 at an average interest of 10% per annum means a total cost of RM10,000 per annum or RM833.33 per month. If that cost is related to wealth-building, like an interest charged for a housing loan, you are paying for a worthwhile investment. If the repayment is charged on your credit card debt, you are spending a big portion of your income unnecessarily.  Read more

Who is Taib trying to bluff?

Taib really is saying things to make himself happy. Actually he believes that he is doing a fair distribution of economic progress in Sarawak.

Maybe they are certain Dayak leaders who keep on telling him that Dayak are well taken off and are very happy with their progress in Sarawak.

Is Taib simply a “SLY- dubious character” lying through his teeth and making believe that he is actually doing a good job? Taib has to ask the customer – Dayaks are not given a level playing field. Only elite Chinese, selected politician, UMNO companies, rich investors, Taib family members getting most businesses and economic opportunities.

BN is not helping poor farmers in Sarawak

BN false claim

When the price of rubber was high – $5-$7 per kilo, the BN State government claimed it is because of their good work. The radio was trumpeting it everyday explaining the brilliance of BN policies.

Today the price of rubber is very low. Will the BN claim that the low rubber price is also caused by them?  If the former is true than the latter should be true that the price situation is directly attributed to BN initiatives.

We all know both are nonsensical BN claims. BN can fool the uneducated farmers but they cannot fool those who understand economics. BN leadership has stooped so low in trying to impress the poor folk  by blatant lies when in actual fact they have done nothing to raise rubber or oilpalm prices. Read more

Dayak MUST not support SUPP anymore.

The SUPP Chinese Agenda in Sarawak.

Saying that SUPP wanted to participate in the development of Sarawak is the same as SUPP Chinese wanted to have more Dayak natural resources for themselves using Taib as a conduit to make it happens. SUPP Chinese only have one agenda: to make business and money and to “hell” with Dayak.

What evident do you see?

You see window dressing of Dayak by SUPP- You can never hear a Dayak SUPP make one policy statement on behalf of SUPP. You can never a Dayak SUPP millionaires – unless DUN of Sri Aman Francis is one. Which Dayak is incorporated as a Director of company that belong to SUPP?

SUPP has NEVER donated any money to any Dayak NGOs.They gave MILLIONS to Chinese Education – what about Dayak education. Never heard of even donation for dayak education.

It is time Dayak leave SUPP and cross over to other parties. SUPP is deceit and a cheat to Dayak aspiration. They used Dayak to look multi-racial and to shore up their failing support from Chinese. Read more

Dayak to form NCR Trust Board

Recognition of NCR land

My lawyer friend shared with me the fact that NCR land are still recognize by government. He said there are specific laws on that not withstanding the changes made to the Sarawak Land Code by BN State government to allow for BIG CORPORATION to develop Sarawak land into plantations and Reforestation projects.

Jabu says, Salcra has 200,000 acres of NCR land bank – is this land coming from those land owners who has signed their land over for Salcra to develop?

If it is, then why are so many of us Dayak confused on NCR land matters and perceived that we cannot do anything to develop the land in a commercial way. We should then devise a mechanism to realize the economic value of NCR land.

I suggest we Dayak form an NCR Trust Board

There is a lot of uncertainties in this idea – in the first place whether Dayak want to see that Dayak NCR land should be managed by an NCR Trust Board and what are the purpose, scope and responsibilities of the NCR Trust Board.

Adults often forget that children need to be treated with the same respect that is shown to other adults. Effective parenting offers this respect.

Try to remember

When a trip down memory lane is taken, adults often remember feelings that were rampant as our childhood and teen years were passing. It was not only important for adults to pay attention to us, but how we longed for those same adults to respect our feelings!

How many times did we say the words “you just don’t understand me!” or “you think all teenagers are alike!” or even “when I have children, I will listen to them!”

It is not difficult to do

Treating children and teens with respect isn’t a difficult thing to do. Keep in mind that

it doesn’t meant spoiling them or agreeing with every idea they happen to have. They will most likely be delighted to hear why you don’t agree with something they say instead of just hearing that it’s not a good idea and nothing more. Read more

It sometimes seems as though the good old days of children saying “Yes, ma’am” and “Yes, sir,” are gone, and perhaps they are. It is apparent that the words “please” and “thank you” have also experienced a marked decline in usage among the younger set. How can you teach your child to have these valuable social skills that will serve him throughout life?

Model the behaviour that you want to see in children

The first thing that any parent should do is model the behavior that you want to see. Telling the child what to say is not enough. The child needs to hear you say it.
For example, when you are in a shop, and say, “Excuse me sir, can you please help me find the shirt?” your child is hearing an example of how he should speak as well.
You should display your own manners consistently; because if you do not, your child will notice and may very well mention it to you. Just as language is learned naturally, so are manners. It is an unfortunate reality that if your child does not display good manners it will reflect back on you. Read more

Needs for teaching responsibility

Giving your children household chores is a great way to teach them responsibility. Also, they will learn basic skills for their future, when they are running a household of their own. If children are not given responsibilities around the home, they will never learn to rely on themselves. When they get out into the real world, they will live with a sink full of dirty dishes and a bedroom floor decorated with dirty laundry.

How do you do it

You should make a checklist of duties for your children, rather than just making a verbal agreement. This way, there is no confusion about what they were supposed to do (kids will often try to get out of chores unless they are clearly defined). Read more

DAYAK LEADERS MUST BUILD COURAGE, TRUST AND OPENNESS

Culture Shock

I have seen Dayak leaders in high position, be it in the politic or corporate business (not to disclose any name) once they’re on the top post, they changed dramatically…probably culture shock. Not approachable, never bother to answer a phone call, never bother to return call, response to invitation, put too much protocol, and simply forgot of his/her roots, hardly seen in the fields, talk differently and so on. Such behaviour should be avoided and/or eliminated.

Post / Position

A “Post / Position” is only temporary, so are public recognition, praised or honor. Leader and/or leadership is a gift by GOD and everyone is a leader within their own circle. A chosen leader is one who is nominated and selected by the people or the general public via votes, by investing their trust upon such leader to lead, put courage, to give hope and navigate them to achieve their vision (needs, justice and wants). When Sarawak United People’s Party (SUPP) delegates discussed issues pertaining to Chinese interests on 14 Nov 2008 in Kuching, a handful of its Dayak members sat in silence. After all what could they say when the party leaders and members talked nothing, but the Chinese interests – that the teaching of mathematics and science subjects in Chinese primary schools must be in their mother tongue, the granting of annual grants to Chinese-aided and Chinese independent schools, the town land premium, the future of Chinese, etc and etc.

KUCHING: Sarawakians need not worry about being unemployed as the Sarawak Corridor for Renewal Energy (SCORE) project will create some 1.6 million jobs by 2030. State Assistant Minister for Industrial development Datuk Daud Abdul Rahman said with a state population of 2.4 million, unemployment would not be a problem in Sarawak. “The demand for engineers and technicans is estimated at 82,000 while 217,000 semi-skilled workers are needed by 2030,” he said when opening the second Regional Engineering conference here on Thursday.

A Dayak Future Leader

What are the criteria to become a real and responsible serving leader?
Would it be:

  • One who asks the right questions or one who provides the right answers?
  • A shepherd or a catalyst?
  • A protector or a destroyer?
  • A savior or a terminator?
  • A defender or a spectator?
  • The one “numpang” in the driver’s seat or the navigator who sets the direction?
  • Would a future leader be a financial architect, a social architect, an educational architect, community development architect or the green architect?

A leader should not be:

  • Ones should never neglect and sold their own peoples and/or their human rights and ancestral lands rights to others for the sack of power, money and fame.
  • Ones should not be influenced and/or addicted to “Megalomania Syndrome and/or Napoleonic Habit”.
  • Ones should not betray his or her peoples and/or grassroots or voters.
  • Ones should be ready and/or knows when to pass the baton to relieve his/her duties if he/she can no longer perform.
